Pattaya began as a small seaport
visited by American servicemen, and since that time the stock of
property has changed radically. Initially, there were the usual Thai
style houses that fitted in nicely with the then sleepy port. These
can still be seen today and are in demand by both Thai and expatriate
alike. Of course, they have all been updated and now, they usually
possess the prerequisite air conditioning and often a flat screen
television. These properties and communities are seen clustered
together in many parts of Pattaya, with the ever increasing inclusion
of expatriates.
These were built to last by the
original Thai inhabitants, who built frugally. Activity round Pattaya
increased with the visit of the American marines and as the first
expatriates started to settle, the local economy started to thrive
and the population exploded. Now it is unrecognizable from its former
self. The influx of transitory tourists has also brought an increase
in the number wishing to stay for a longer duration.
Unfortunately, property in Pattaya was
seen as an opportunity to make a quick financial killing and many
property scams were spawned. Property was thrown up quickly and sold
appearing in good shape.
However, six months later this property was
deteriorating noticeably and it was difficult to effect repairs. The
developer had disappeared and Thai management just shrugged their
shoulders. Health and safety was not considered a building issue.
Lifts broke down and even though fire was a greater risk, because of
generally lower electrical standards, fire regulations were
neglected.
Fortunately, from all such experience,
lessons have been learnt by developers and property investors alike,
and these days, investors also include a more erudite business class,
as standards have improved. Pattaya now is awash with property that
is quality and the deteriorating builds are being replaced, as space
is at a premium.
All bodes well for property in Pattaya.
Wealthy property speculators see the opportunity to invest in
Pattaya. As an economic hub, it will expand even further in the near
future. The influx of a greater number of visitors from Russia, China
and India include visitors with money and business acumen. This will
only help to further improve property standards and the legislation
surrounding its purchase. Also the Thai professional classes are
looking for security in times of intermittent political turmoil and
environmental hiccups. They have a desire to purchase second and
third properties here. The future is very rosy for anyone purchasing
property in Pattaya.
