Jomtien
beach is one of the most desirable places to live in the whole of
Pattaya, and therefore in the whole of Thailand. The district is
located about 3 kilometres south of south Pattaya and has been
subject to a massive property Thailand boom in recent years.
Many
new condominiums as well as housing developments have been recently
constructed in the Jomtien area. Since this time the area has become
popular with Thai people who are in the market for a second home. The
area is also massively popular with expatriates from various
different countries, although recently the majority of people
migrating to the area are from Scandinavian countries as well as
Russia.
As with
the rest of Pattaya there is world renowned night-life and shopping.
Jomtien boasts its own shopping mall – The Jomtien Complex –
which holds many stores, restaurants and bars. There are also many
shops, stores, restaurants and bars along Thappraya Road, the main
thoroughfare connecting Pattaya to Jomtien.
In
recent years Jomtien has enjoyed a construction boom. At any one time
there may be dozens of construction projects going on, with the main
emphasis being on building condominium blocks. Many of these condosin Jomtien are foreign owned and the developers actually target
foreigners as buyers when planning and building the condos.
All
newly built condos in the area have westernised bathrooms and
kitchens. They often offer foreign language television as part of the
available channels within the condo building. Long gone are the days
of poor building work and squat toilets in the apartments - these
days it is almost like having your own apartment in your own country,
except with great weather all year round and better food!
Developers
usually offer pre-build discounts if you are willing to commit to a
purchase off plan, prior to the completion of the building. This
strategy holds its own risk, as it would do anywhere in the world,
but as long as you are vigilant and check out the developer’s
previous work it needn’t be any more risky in Thailand.
If you
are willing to take a risk you can find that the discounts available
are huge. It is even a good investment just to check out the property
market this way. The prices are so low - compared to western
countries - that you can buy a condo in Jomtien for a fraction of the
cost you would pay back home, use it for a year or two and then sell
on with a tidy profit.
